House prices fell by 5.3% annually in August, taking the average property value to £259,153, Nationwide Building Society said.
The typical asking price for a property coming to market has increased by £6,647 or 1.8% month-on-month to reach £372,894, Rightmove said.
Private rents have also increased at their sharpest annual rate since 2017, the ONS said.
